EIMA proudly announced the distinguished winners of the 2024 EIFS Architectural Awards at a ceremony on March 19, 2025, at its Annual Meeting at Reunion Resort and Golf Club in Orlando, Florida. The awards celebrate exceptional projects clad with exterior insulation and finish systems (EIFS), renowned for their superior performance, sustainability, durability, and aesthetic flexibility in building envelope solutions.

This property redefines New York City affordable senior housing with its bold architectural design and sustainable solutions. Featuring a striking geometric form with angled lines and recessed windows, the facade maximizes seasonal energy benefits by capturing sunlight in winter for warmth while reducing heat gain in summer. Designed to meet the rigorous Passive House standards, energy consumption for this Hi-Rise is projected to be reduced by 60–70% compared to typical NYC apartment buildings. Using EIFS for this 190-apartment complex provided a sustainable solution that enhances energy efficiency, occupant comfort, and long-term durability.

Rising 16 stories above Denver’s River Art District, this innovative residential landmark features a striking crevasse across its façade, creating 13,000 square feet of open-air spaces that replicate Colorado’s high-plains climate. The east, south, and north elevations are comprised of a panelized water managed EIFS system and a field installed water managed EIFS system using 100 3-4 story high panels to create a visually appealing EIFS façade that wraps the slight curve of the structure. Prefabrication in a nearby warehouse ensured quality, met schedule demands, and secured a 20-year warranty, delivering a visually dynamic, high-performance façade with superior craftsmanship and durability.

The primary challenge for Waco Family Medicine's expansion was staying within budget while achieving the architect’s desired aesthetic of a wood-clad exterior. Traditional wood plank systems were too costly, so an alternative solution came in the form of resin cast wood, a prefabricated product offering a natural wood appearance while saving over $400.000 and lowering the higher maintenance costs associated with actual wood. This integration of resin cast planks with a proven EIFS system enhanced the building’s appearance and ensured optimal insulation and energy efficiency. The successful combination of aesthetics and functionality resulted in a striking, professional design that resonates with both the community and patients.

Originally this project was full brick, but the lack of insulation fell short of energy targets for the building, which features efficient heating and cooling systems to reduce dependence on fossil fuels among other cost- and energy-saving criteria. EIFS with thin brick allowed the project team to execute the client’s vision of a full brick exterior while maintaining the energy efficiency and lightweight advantages of EIFS. EIFS integrated continuous insulation and single-product air and water barrier ensured superior energy performance and resolved aesthetic and functional demands, creating a durable, efficient, and visually striking building that is in harmony with this multidisciplinary hub for social impact, community engagement, and enterprise.

One Seven at Belleview Station, boasting 250 luxury apartments, office space and luxury amenity areas, offers residents a retreat away from busy Denver with great views and high-end amenities in a modern setting. Its design features multiple cladding types, achieved by using a mix of EIFS panels and “Backup Panels” with field applied finishes - a total of 692 EIFS Panels and 193 Backup Panels. Prefabricated EIFS panels offered the project increased safety on site, superior quality of the installed product, and led to a shorter project timeline and reduced the amount of space needed on site for materials since panels were delivered ready to install.

The internationally inspired Global Ambassador Hotel features 141 luxurious rooms, unique retail, wellness amenities and signature restaurants. Although originally designed to be traditional brick over lath and plaster with EIFS, benefits to using an EIFS insulated masonry veneer system were seen, including an uninterrupted air/water management system on the entire exterior façade, no fasteners puncturing the air/water-resistive barrier, and time savings compared to traditional application methods. On the traditional EIFS sections, EPS foam was used to create the classical elements, bands, reveals, and window trims which seamlessly integrate to EIFS with thin brick, bringing to life the design goals and worldly aesthetic of the owner and architect.

Sustainability and a need for visual cohesiveness with an existing building drove the design solution for the Baptist Health Care Medical Office Building expansion. The building features an exterior clad in an EIF System chosen to complement the architectural aesthetics of the existing hospital, which utilizes precast concrete with integral color. Using Expanded Polystyrene (EPS) enabled the creation of intricate grooves and complex shapes, closely mimicking the look of the precast concrete, and provided the flexibility needed to achieve these precise design elements.

This Victorian home’s siding had dulled, succumbing to the elements and neglect, and its wood soffits were rotting, leaving the interior of the home vulnerable. If wood was used again, the home would continue to be vulnerable to the elements and require constant exterior maintenance. EIFS was the perfect solution to offer energy efficiency, aesthetic craftsmanship, and low maintenance while providing critical durability and cost-effectiveness for this historical remodel.
The home was stripped down to the substrate, wrapped in a sheet-applied air/water barrier, EPS was mechanically fastened, and a reinforced base coat was applied. Lastly the 60 corbels, made from EPS with hand cut lines and buttons, soffits and trim were installed.

Tulsa Premium Outlets is Oklahoma's premier open-air outlet shopping destination and features a diverse mix of popular designer and lifestyle brands. Nine different EIFS colors and two different textures were used to create visual interest, and cross-hatching patterns cut into the EPS, dental molding and other shapes/details, added a 3-D effect. Over 95,000 square feet of EIFS with Drainage were installed and another 47,000 square feet of fluid-applied air/water-resistive barrier from the EIFS manufacturer was used under the masonry throughout. This allowed for a compressed timeline as interior tradespeople begin work far earlier than if another product was used behind multiple claddings.

This modern, mixed-use development blends residential, commercial, and office spaces. Multiple cladding styles were replicated with EIFS including brick, metal, and traditional medium texture. The use of EIFS on floors 3-11 offered superior performance compared to traditional masonry due to its lightweight properties and diverse color and texture offerings - a custom brick stencil and color finishes replicated the brick look desired by the design team. EIFS was not only used to replicate brick, but also to match the lower level dark metal with a high-end finish. EIFS not only fulfilled the aesthetic appeal, but it lowered structural costs while adding to the building's efficiency.

160 Richmond Terrace showcases a perfect fusion of bold design and sustainable performance. The building’s dynamic curves and angles, made possible by using an EIF system, not only fulfill the architects’ vision but also ensure superior thermal efficiency, contributing to long-term energy savings.
To address the challenges of the curved windowsills, the contractor used an acrylic based, fiber-reinforced flexible adhesive and waterproofer that ensured a water-resistant finish while maintaining the design’s sleek appearance. A strategic pitch was incorporated to divert water, providing an effective solution without compromising the aesthetic quality of the building. This successful combination of innovation and efficiency sets a new standard for modern, sustainable building design.

Avalon Governor's Park Apartments combines contemporary living with exceptional convenience. Its striking design features a multi-clad façade, 144 unit balconies with EIFS finishes, and upscale interiors. The use of 922 prefabricated panels, crafted in a state-of-the-art facility, ensured high-quality construction and efficient delivery and allowed for reduced costs, improved sustainability, and accelerated timelines. The lightweight masonry wall panels minimized material use and carbon footprint, while the elimination of most exterior load-bearing walls enabled quicker enclosure of the structure. This efficient and sustainable approach highlights the advantages of panelization, streamlining logistics and delivering a visually stunning façade and an exceptional living space.

Phase 2 of Mountain View Village exemplifies how modern EIFS technology can merge energy efficiency, durability, and aesthetic versatility to meet demanding architectural and functional requirements. The client envisioned a visually striking façade that exudes the elegance of traditional masonry using brick and cast stone combined with a stucco finish, all while ensuring the building would be cost-effective and energy-efficient. EIFS was the answer.
 
The result was a highly insulated structure with reduced material weight, smaller structural requirements, and cost savings for the client. The project demonstrated how EIFS could be reimagined to expand its applications in masonry construction, merging tradition with innovation to set a new standard for the industry.

Initially specified with hard coat stucco, this resort faced challenges due to its Myrtle Beach, South Carolina coastal environment. Aware of the climate risks, the contractor and general contractor advocated for EIFS, despite the architect’s initial hesitations. Through collaborative discussions, the team agreed to transition to EIFS, improving durability and energy efficiency while eliminating numerous caulk and control joints. The switch also secured a 10-year warranty covering the entire system, ensuring long-term protection and reduced maintenance.
