Rising 30 stories above Austin, Texas, The Villas on 24th is a 340,000-square-foot residential tower with 199 contemporary units designed for University of Texas students. The building showcases innovation and precision through 490 prefabricated EIFS panels featuring more than 100 unique geometric designs. Variations in depth, color, and texture create dynamic movement across the façade, giving the tower a bold presence on Austin’s skyline. Advanced techniques—including laser-cut EPS, refined basecoat and finishes, and close collaboration—enabled a sleek, high-performance exterior. Panelized EIFS with drainage provides continuous insulation, durability, moisture control, and energy efficiency, resulting in a striking, cost-effective, and resilient design.

​Originally built in the late 1850s and listed on the National Register of Historic Places, Bryce Main is a standout example of historic preservation enhanced by modern EIFS. Acquired by The University of Alabama in 2010, the building underwent major stabilization, reconstruction, and a full envelope upgrade. EIFS enabled precise replication of ornate details—cornices, brackets, cupolas, and domes—using advanced foam shaping and custom profiles. A reinforced air barrier and 2-inch drainable system improved energy efficiency, moisture control, and airtightness.
