The Legacy Plaza is senior living apartment complex in the City of Auburn, Washington offering an array of amenities to its residents and the best views of Mount Rainer in Auburn. Built among historic buildings, the project’s original design called for real brick and wood siding to be used to complement the other buildings in the area. When approaching the city about alternatives a negative viewpoint on EIFS was expressed due to its “bad reputation.” The EIFS contractor and distributor were able to combat this opinion by highlighting the benefits of EIFS and the many successful EIFs projects in the area that are not only aesthetically pleasing and durable, but a more economical alternative to traditional building methods.
The team was able to successfully switch 80% of the project to EIFS. This change saved the project budget greatly by reducing the amount of framing needed, limiting the amount of scaffolding for high elevation brick work, and reduced complexity on the job site.
The Legacy Plaza apartment complex is great example of EIFS ability to simulate the desired look of wood and brick with the benefits of continuous insulation and moisture management. For the EIFS industry, this building is another classic example to add to the portfolio to showcase the beauty, durability, and savings EIFS can offer.
