Exterior Insulation and Finish Systems (EIFS) can successfully unite high-performance building science with architectural excellence in modern healthcare design.

Project Overview
The Wellstar Kennestone Tower Addition was envisioned as a transformative expansion that would modernize patient care facilities while respecting the architectural language of the existing campus. The design team sought a façade solution capable of balancing high thermal performance, fire resistance, moisture management, accelerated construction timelines, and visual continuity with the surrounding masonry buildings. EIFS emerged as the ideal solution because of its ability to address these priorities within a single integrated system while still supporting the project’s contemporary architectural vision. |

Advancing Healthcare Design Through High-Performance EIFS Technology
The Wellstar Kennestone Hospital Tower Addition demonstrates how Exterior Insulation and Finish Systems (EIFS) can successfully unite high-performance building science with architectural excellence in modern healthcare design. The nine-story, 263-bed expansion adds more than 300,000 square feet to the existing campus, creating a state-of-the-art patient care environment while maintaining visual continuity with the hospital’s established identity. Designed to support the demanding operational needs of a 24/7 healthcare facility, the project highlights how EIFS can deliver exceptional energy efficiency, moisture management, fire performance, speed of construction, and design versatility—all within a sophisticated architectural expression tailored to institutional design. The façade system illustrates the evolving role of EIFS in large-scale healthcare and institutional architecture, where durability, aesthetics, and performance must work seamlessly together.
A High-Performance Envelope for Healthcare Environments
Healthcare facilities require building envelopes that perform reliably under constant occupancy and continuous operation. For the Kennestone Tower Addition, the EIFS assembly incorporated 2–4 inches of mineral wool continuous insulation, delivering an effective thermal range of approximately R-8.4 to R-16.8 depending on assembly thickness. Unlike cavity insulation systems that are interrupted by framing members and structural connections, continuous insulation minimizes thermal bridging and creates a more uniform thermal barrier across the building envelope. This improves energy efficiency, reduces heating and cooling demands, and supports occupant comfort throughout the facility. The inclusion of mineral wool insulation also provided several advantages particularly important in healthcare construction, including enhanced fire resistance, vapor permeability, acoustic performance, and long-term dimensional stability. Integrated moisture-management detailing within the prefabricated EIFS panels further protected the wall assembly from water intrusion, supporting the long-term durability of the structure while contributing to the project’s LEED® Silver certification goals.
Prefabrication and Construction Efficiency
One of the project’s most innovative strategies was the use of prefabricated, offsite-constructed EIFS panels. In a healthcare environment where active operations had to continue uninterrupted, reducing onsite disruption was a major priority.
The prefabricated panel approach allowed the project team to improve quality control, reduce onsite labor demands, and accelerate enclosure installation. Manufacturing the panels in a controlled environment also ensured more precise detailing and greater consistency across the expansive façade. Beyond schedule advantages, prefabrication contributed significantly to the building’s finished appearance. Crisp joints, clean transitions, and uniform finish applications enhanced the tower’s modern aesthetic while streamlining construction logistics on the active hospital campus. The project demonstrates how EIFS can successfully align with contemporary prefabrication strategies increasingly utilized in large-scale institutional architecture.
Architectural Integration and Aesthetic Flexibility
A key challenge for the design team was integrating a modern tower addition into an established campus defined by traditional masonry architecture. EIFS provided the flexibility necessary to achieve both continuity and contemporary expression.
The façade incorporates a custom stencil brick finish that replicates the texture, pattern, and appearance of traditional brick masonry. This allowed the addition to visually connect with surrounding hospital buildings while avoiding the additional weight and installation complexity associated with conventional brick veneer systems. In contrast, smooth white EIFS sand finishes introduce a clean, contemporary visual language that reinforces themes of wellness, care, and innovation. The interplay of textures, tones, and surface treatments creates visual depth while maintaining an inviting healthcare aesthetic. EIFS also enabled the architects to incorporate refined detailing throughout the façade, including subtle shadow lines, controlled joint patterns, and seamless transitions between finishes. The result is a building envelope that feels cohesive, modern, and contextually appropriate—demonstrating the extraordinary design versatility available through advanced EIFS technology.
Long-Term Durability and Lifecycle Value
For a healthcare facility operating around the clock, durability and long-term maintenance considerations are essential. The EIFS assembly was designed to provide lasting performance while minimizing lifecycle maintenance demands. The finish coatings resist fading, cracking, and moisture intrusion, helping preserve the building’s appearance and envelope integrity over time. At the same time, the lightweight nature of EIFS reduces structural load requirements while maintaining excellent enclosure performance. By combining durable finish systems, continuous insulation, integrated moisture management, and prefabricated precision construction, the façade supports long-term operational efficiency and reduced maintenance costs—important considerations for healthcare owners focused on building longevity and lifecycle value.
